The RICS Home Survey - Level 2 (HomeBuyer Report) is our most economical survey and focuses on assessing the general condition of the property. It is best suited to properties that are:
- built after 1970
- of standard construction using traditional materials
- in reasonable condition
- not substantially extended or structurally modified
This survey is not suitable for older or complex properties, and those in a poor state of repair. It is also unsuitable for properties that have been substantially extended or structurally altered.
The Level 2 service includes a visual inspection of accessible parts of the building, its services, and grounds, but without tests. The survey report objectively describes the condition of the property and provides a clear ‘traffic light’ ratings system to assess the relative importance of defects and issues. Additionally, the report will highlight any legal issues and obvious risks to the building, people and grounds. Concealed areas such as roof spaces, basements and cellars are inspected where safe to do so.
Advice on repairs and ongoing maintenance issues is provided and the consequences of not acting are explained. Additionally, we offer a follow up phone call to discuss the outcome of the survey report with you.
Where the surveyor is unable to reach a conclusion with reasonable confidence about any aspect of the property, a recommendation for further investigations will be made.
This survey covers all major structural aspects of the property and highlights significant defects but is more summarised than the Level 3 survey in terms of the inspection and advice given in the report.
